Find 5+ unit properties by physical and ownership characteristics. Investigate the asset. See the recorded owner and explore other properties recorded to the same normalized owner name where public records support the connection. Review recorded sales/transfers and, where evidence supports it, the current owner's acquisition date and derived hold period. Then see what's changing around it.
A thesis you can actually run
Evidence-backed filters in sufficiently covered markets — a hold-period filter only returns properties with a recorded current-owner acquisition date. Assessed value is not market value; recorded consideration is not always the economic purchase price.
